Newton/Teche Streets Before & After
New ground-floor retail with possible residential and/or office above will anchor this model block. Potential 3-to-5 story buildings with approximately 27,000 sq ft of mixed-use space will enhance Newton Street as the main commercial corridor. This development project will make a notable statement on Newton Street by building new replacement housing on vacant lots and the aggressive restoration of existing homes that have experienced years of neglect. The project incorporates a mix of uses that integrate neighborhood retail goods and services with residential dwellings. While this project proposes restoring several historically and culturally significant retail structures, they will be flanked by new in-fill single-family homes in conjunction with restoring historically significant residential units. The project proposes sidewalk enhancements, parking for the mixed-use buildings are interior to the block, and buildings are oriented to the street.
Socrates/Ptolemy Streets Before & After
This residential infill and restoration initiative would be appropriate as a development project that compliments future development of the large vacant lot on Thayer Street. Because of its internal location in the study area, this project will not be as visible to vehicular and pedestrian traffic moving through the community. However, this development proposes lot consolidations to construct new single-family structures of a larger scale that currently are lacking in Riverview. Also, this project illustrates an aggressive rehabilitation strategy for existing single-family structures that would complement development of the large adjacent vacant land tracts. Project 9 incorporates the typical New Orleans style architecture. New sidewalks and alleyways will also be incorporated to address parking constraints and pedestrian accessibility.
DeArmas/Lamarque Streets Before & After
The long-term plan is to develop single-family units on a city block currently occupied by a series of vacant lots and unoccupied structures in various stages of disrepair. With frontage on Whitney Avenue and close to the New L.B. Landry High School, this potential model block project will help absorb the moderate- to
middle-income market pressure experienced on the Westbank and the remainder of the study area. While new single-family housing units will be an asset, the scale of significant change on this highly visible and traveled roadway will provide an important visual enhancement for the Riverview community. New sidewalks and alleyways will also be incorporated to address parking constraints and pedestrian accessibility and safety.
